North Shore Marketplace is a single-level shopping centre anchored by a Woolworths and a mix of specialty retailers, many of whom operate with consistent daytime energy demand and were exposed to rising electricity prices.

To address these pressures without requiring costly network upgrades or upfront capital, Clarence Greenergy installed a 305 kW rooftop solar system across 13 tenants. The system is sized to maximise on-site use during peak trading hours, supplementing — not replacing — grid supply. Based on modelled generation and current usage, it is expected to deliver over $30,000 in combined annual savings, with actual outcomes varying by tenant depending on grid tariffs, system coverage and daytime usage patterns. The installation was delivered with zero capital outlay for both the centre owner and tenants.

For the portion of consumption supplied by the rooftop system, the PPA rate provides partial protection against grid-tariff movements over the term of the agreement, while the remaining usage continues to be supplied from the grid and is subject to grid pricing. The renewable electricity generated displaces an equivalent volume of grid-sourced electricity when on-site generation and consumption occurs simultaneously. Based on expected annual generation of 279,495 kWh/year and the Queensland grid emissions factor of 0.67 kg CO2-e/kWh, the system is estimated to avoid approximately 187 t CO2-e/YEAR of Scope 2 emissions across participating tenants.
