The Challenge

Biggera Waters is a commercial site supporting Total Fitness, a tenant with consistent daytime electricity demand and growing exposure to rising grid energy costs.

The Solution

Clarence Greenergy installed a 99.6 kW behind‑the‑meter rooftop solar system, sized to match the tenant’s operating profile and improve energy affordability and resilience without upfront capital cost. Based on recent consumption data and modelled site generation, the system is expected to meet around 80% of Total Fitness’s annual electricity needs under typical conditions. Actual performance may vary due to weather, shading, system efficiency and changes in usage.

Environmental & price Impact

Approximately 20% of the tenant’s consumption is expected to continue being supplied from the grid and will remain subject to grid pricing. For the portion covered by the onsite system, the PPA rate provides partial protection against grid-tariff movements over the term of the agreement. The renewable energy generated onsite and used by the tenant reduces their reliance on grid electricity by an equivalent amount. Based on expected annual generation of 65,957 kWh/year and the Queensland grid emissions factor of 0.67 kg CO2-e/kWh, the system is estimated to avoid approximately 44 t CO2-e/YEAR of Scope 2 emissions for the tenant.
