The Challenge
A busy neighbourhood shopping centre anchored by Coles, K Hub and Priceline Pharmacy needed to reduce its tenants’ electricity costs without requiring capital investment from the centre or its tenants.
The Solution
Clarence Greenergy installed a 271 kW rooftop solar system across eight tenancies, sized so approximately 75% of generation is consumed on-site during peak trading hours, with the remainder exported to the grid. The system supplements — not replaces — each tenant’s grid supply. Based on modelled generation and usage at the time of design, it is expected to deliver over $20,000 in combined annual savings. Actual savings vary by tenant and depend on grid tariffs, system coverage and daytime usage patterns. The project was delivered on time and within budget with zero capital outlay from both the landlord and tenants.
Environmental & price Impact
For consumption supplied by the rooftop system, the PPA rate provides partial protection against grid-tariff movements over the term, while remaining usage is supplied from the grid and subject to grid pricing. On-site generation displaces an equivalent volume of grid electricity. Based on expected annual generation of [INSERT kWh/year] and the New South Wales grid emissions factor of [INSERT kg CO2-e/kWh], the system is estimated to avoid approximately [INSERT TONNES CO2-e/YEAR] of Scope 2 emissions across participating tenants.
