About Us

Clarence Greenergy is the commercial-solar arm of Clarence Property. We combine 25 years of commercial property management experience with the design, installation and operation of behind-the-meter rooftop solar systems for Australian businesses.

We provide commercial solar systems with no upfront capital cost to the property owner or tenant. Under our solar power purchase agreement model, participating tenants can reduce their electricity costs for the portion of their consumption that the system supplies. The size of the reduction depends on system size, the tenant’s daytime consumption pattern, the grid tariff they would otherwise pay, and the specific terms of their PPA.

Supported by a structured end-to-end process, we manage design, installation, and ongoing operations and maintenance over the agreement term. Performance is continuously monitored, with reporting provided to landlords and participating tenants. System output and longevity vary by site conditions, weather, and equipment performance, and are addressed through manufacturer warranties and our service commitments outlined in each agreement.

Who owns Clarence Greenergy?

Clarence Greenergy is part of Clarence Property. Clarence Property Corporation Limited (ACN 094 710 942, AFSL 230212) is the issuer of the Product Disclosure Statement for the Clarence Property Diversified Fund (ARSN 095 611 804) and the Epiq Lennox Property Trust (ARSN 626 201 974).

How does a Clarence Greenergy solar PPA work?

Clarence Greenergy funds, installs and maintains a rooftop solar system on the property. Tenants connected to the system buy the electricity it generates at an agreed per-kWh rate under a power purchase agreement. The grid continues to supply electricity at night and at any time the solar system is not generating enough to meet demand.

Is there an upfront cost?

No. The property owner and tenants pay nothing to install the system. Tenants pay only for the solar electricity they consume under the PPA.

Does the system supply 100% of a tenant’s electricity?

No. A behind-the-meter solar system supplements grid electricity — it does not replace it. The proportion of a tenant’s consumption covered by solar depends on system size, roof orientation, weather and the tenant’s load profile. Our case studies show coverage ranging from approximately 40% to approximately 80%.
